How much does your service cost?

The first consultation is free, with no file fees. We explain how we work and our fee with full transparency at the first consultation, and you only pay it when you sign the lease. No home found, no fee.

How long does it take you to find an apartment?

Around two months on average. It depends on the strength of your application, your requirements and how quickly you respond. We regularly house clients in urgent situations within 1 to 3 weeks. Very specific searches can take longer.

Which documents do you need?

Before our first meeting, we'll ask you to send us:

• a copy of your identity document;
• a copy of your residence permit (if applicable);
• a copy of your solvency certificate from the Debt Enforcement Office (less than 3 months old, please bring the original to the meeting);
• your last 3 pay slips, employment contract, bank statement or pension statements;
• a copy of your civil liability insurance policy.

The same documents will also be required for any guarantor.

How do you find listings?

All day long we study the market: real estate portals, agency sites, classified ads and direct contacts within letting agencies. We call agencies, outgoing tenants and caretakers to round out the information and arrange viewings.

Do you get a head start or early information?

Sometimes certain agencies and landlords flag listings to us before putting them on the market. Tenants leaving an apartment who need to find a replacement tenant also get in touch. That said, most of the listings we offer come from the open market.

If I can't attend a viewing, can you go in my place?

Yes. We take photos and video and write up a report. You get a clear overview without missing an opportunity. Included in our fee at no extra charge, subject to our availability.

How does submitting my application work?

You give us your go-ahead as quickly as possible and we take your application to the agency with our recommendation. It's not unusual for an apartment to be assigned the very morning after a viewing: being responsive often makes the difference.

Do you have contacts within letting agencies?

Accepted Answer

Active for years, we've built an extensive network of agencies and landlords. Our experience of over a thousand clients housed increases the confidence of the decision-makers. These contacts guarantee nothing, competition stays fierce, but they often make applications easier to process.

What happens once the apartment is assigned?

We receive the lease from the agency, walk you through it clause by clause, and guide you on the rental deposit and the administrative procedures. We're with you all the way to the move-in inspection and the key handover.

What is the rental deposit, and can you help me with it?

Accepted Answer

It's the security the agency requires, usually the equivalent of 3 months' rent excluding charges, to be set up within 30 days of signing. Two options: a blocked bank account in your name, or a deposit guarantee (FirstCaution, SwissCaution and others). We explain the differences and can take care of the process for you.

What happens if you don't find my apartment?

If we don't find it, you don't pay our fee. We do, however, limit the search in time and check in with you regularly about adjusting your criteria if the market isn't meeting your expectations.

Can you help me end my current lease?

Accepted Answer

Yes, that's exactly what our "List your apartment" service is for. We find a creditworthy replacement tenant for the early termination of your lease, free of charge and with no obligation.

Can we work with you from abroad?

Accepted Answer

Absolutely. Relocation from abroad is part of our everyday work: we regularly support expats from their home country. The first consultation takes place by video call, then we take over the viewings and coordination with the agencies.
